How large are the lot sizes in Ohtama?
There are 12 lots ranging in size from a half-acre to just over an acre. The map of the subdivision will help you in choosing the perfect size for your new home

What prices are the lots?
Prices vary by lot depending on size and location.

What size house can I build?
The minimum square footage above grade is 2500 square feet with a 45 foot height restriction. There is no maximum size.

What type of fencing can I use?
Lot fencing must be substantially the same as the perimeter fence. No chain link or woven wire fencing will be allowed.

What utilities are available?
All utilties are underground including gas, electric, public water and sewer, telephone and cable.

Is there a limit on what type of house I can build?
All homes must be approved by the Ohtama Architectural Control Committee and must fit in with the existing surroundings.

What about detached buildings?
No detached buildings are allowed in Ohtama including garages and sheds. No separate dog runs are allowed.

What animals are allowed in Ohtama?
Up to 3 domestic pets which must be kept on the owner’s property are allowed. No horses or domestic fowl of any kind can be kept at Ohtama.

How long before I can begin building?
Building can begin immediately upon Architectural Control Committee approval and must be started no later than 9 months after lot purchase.

Do you have builders we can choose from?
We have an excellent builder who is familiar with the subdivision. John Kurowski builds energy efficient custom homes and would be pleased to discuss your plans.

Do I have to use one of your builders?
No. Any builder is welcome to build in Ohtama so long as the plans have approval of the Architectural Control Committee.

What are the tap fees?
Water tap fees are $23,000 and sewer tap fees are an additional $23,000 as of June, 2010.  In addition, there is an inspection and meter fee of $896.  All of these fees are subject to change.

How far is it to Denver?
It is about 30 miles east on I-70 to downtown Denver.

What is the elevation and weather of Evergreen?
Evergreen is at 7200 feet with average temperatures ranging from the high 70’s to low 80’s in the summer and the mid 40’s to 50’s in the winter. In 2006 Evergreen was home to 41,500 people.

What recreational amenities are available?
Major ski areas are less than hour west on I-70. Casino gaming is ½ hour away in Central City and Blackhawk. Evergreen Public Golf Course is within 5 minutes and Hiwan Country Club is also nearby. Evergreen Lake is just west of downtown which offers fishing in the summer and ice skating in the winter. There are many parks, hiking and biking trails within a short distance.
