Ohtama At Evergreen Subdivision - Certified Energy Efficient Homes Selling for More and Quicker than Conventional Homes
Recent studies indicate certified green built homes are outselling the rest of the real estate market and at a higher per square footage price.
Evergreen, CO (June 15, 2010) Earth Advantage Institute, a non-profit green building organization, announced studies in Portland, Oregon on certified green built homes sold for an average increase of 12% over non-certified homes. These homes were also on the market for less time than conventional built homes..
Recent studies have also indicated third party certified new homes in Seattle, Washington sold for an average increase over non-certified homes of 25% and these homes were on the market 12% less time.
“With the growing interest in certified green built homes in Colorado, the smart consumer is looking for energy efficiency in their home.” said Mack and Andi Durbin, Broker/Owners of Rooftop Realty, exclusive marketing agents for Ohtama at Evergreen Subdivision.
The fact these homes are selling for more in a market slowdown indicates energy efficiency and green building will continue to grow in the future. Studies show people buy certified green built homes to help lower utility bills and conserve water, while still others want the non-toxic material used in a certified green built home to improve their quality of life.
Most multiple listings services throughout the United States do not have a special category for indicating certified green built homes. However, with the information available through Seattle, Washington’s and Portland, Oregon’s MLS, the number of green built homes sold was 33% and 16% respectively of the market share.

Ohtama At Evergreen Subdivision - Building Green Improves Health Environment
Several new studies indicate health issues are improving among workers and home owners in green built buildings.
Evergreen, CO (April 19, 2010) In the study, Analysis of Performance of Students in of Daylit Schools by Michael H. Nicklas and Gary B. Bailey of Innovative Design, elementary and middle school student performance was evaluated with natural daylighting. The study concluded students who attended daylit schools performed at an increase of 5 to 14% above those who attended non-daylit schools.
It is estimated people spend 90% of their time indoors. The Cost and Financial Benefits of Green Building, A Report to California’s Sustainable Building Task Force, principal author Greg Kats, Capital E, indicated increased ventilation, temperature control, lighting control, and daylighting have positively and significantly correlated to increased productivity. These qualities have also been suggested to reduce stress and thereby increase longer life.

These studies also indicate that acute respiratory illness can be decreased by 9% to 20% in buildings with higher ventilation rates. Allergy and asthma cases improved 8% to 25% in green built buildings.

Ohtama At Evergreen Subdivision – Building Green Just Got Easier with State Grants and Incentives
Colorado Governor’s Energy Office announces recovery act grant funding.
Evergreen, CO (March 16, 2010) The Governor’s Energy Office (GEO) announced numerous opportunities for residents and other organizations to save money and increase energy independence thanks to the American Recovery and Reinvestment Act monies. The energy office started posting grant opportunities designed to increase energy efficiency and the supply of energy from renewable resources at the beginning of February.
“Building green in Evergreen is a concern for the local community,” stated Mack and Andi Durbin, Broker/Owners of Rooftop Realty, exclusive marketing agents for Ohtama. “Our new custom homeowners want to protect the environment in which they live and with these grants and incentives from the state and Federal governments, it just makes it that much easier.”
These are not the only grant monies available to Colorado mountain custom homeowners. The Database of State Incentives for Renewables & Efficiency has a large assortment of grants available for the state of Colorado and Federal grants as well.
The Residential Energy Efficient Tax Credit was extended until December 31, 2010. The tax credit applies for energy efficient improvements and the purchase of new energy efficient heating and cooling equipment.
The Residential Renewable Tax Credit was initially applied to solar-electric systems, solar water heating systems and fuel cells. However, this specific tax credit has been extended to include geo-thermal heat pumps and small wind-energy systems. Taxpayers can claim up to 30% of expenditures for these systems as long as the home is located in the United States and is used as a residence. This tax credit is in effect until December 31, 2016.
“With the cost to heat and cool our homes increasing, these tax credits make it easier for
Colorado mountain property owners to save on the initial purchase of the equipment and save throughout their lifetime on their monthly utility bill,” stated Don Bain, developer of Ohtama At Evergreen.
